Too Many Choices?

With so many inspectors out there in the Sanford area, how do you choose which one to use?

Choosing a Home Inspector can be very difficult.  Part of the problem is that you may not even get an opportunity to meet the inspector until he shows up to perform your inspection.  If you suddenly decide that he is not what you expected, it may be too late.

There are some steps you can take to ensure that the inspector you choose is going to be able to do the job for you.

Is the inspector familiar with the particular issues common in the Sanford area?  If he has inspected a lot of homes there he is much less likely to miss these things.

Take a look at his credentials.  What kind of experience does he have?  Make sure you can verify his claims.  Does he have links on his website that allow you to confirm what he says?

Talk to your friends who have had an inspection.  Were they satisfied with their inspector?

The inspector should provide you with some sort of resume outlining his qualifications.  Does he have experience in construction so he knows how a home is built and what is important?

Does he have experience inspecting homes?

Does he keep up with new information through continuing education (Some home inspector organizations (such as InterNACHI of which I am a member) have much more stringent continuing education requirements than others).

Is the inspector backed by a $10,000 Honor Guarantee? (see below)

Talk to the inspector.  Does he answer your questions?  Do you feel that you would be comfortable working with him?
