If you are looking for the lowest price for a home inspection, you can find an inspector that will perform an inspection for less than me.
Remember, you get what you pay for.
Keep in mind that you are spending hundreds of thousands of dollars for you home. Do you really want to make your spending decision based on the opinion of the of the lowest priced inspector? Yes in most things price truly is an issue, but it is far more important to make sure the inspector you use is qualified and knowledgeable.
In the state of Florida there are no requirements for training or experience to call your self a Home Inspector. (I recently attended a "Home Inspector" class in which over 80% of the attendees had absolutely no experience in home construction or in inspecting homes. How can an inspector know if something is correct if he does not know how homes are constructed in the first place?) To ensure that you receive a quality home inspection, you have to rely on the inspector's experience. I have made it easy for you to verify my experience and credentials (see About the Inspector).
There are some inspectors who charge less and try to do as many inspections as possible to make up the difference. One inspector recently said that he had been doing 20 inspections a week! Considering that the average quality home inspection can take 3 to 4 hours and then 2 to 3 hours to ensure that the report provides all the information you, the customer, need to properly understand the condition of the home you are buying, he had to be cutting corners somewhere. He was either not properly inspecting the homes or was simply filling out a checklist report that is hard to understand and provides the customer with very limited information.
I will not do more than 2 inspections per day to make sure that I have the time to properly inspect each home and provide you with a neat, informative, narrative-style report. I will take whatever time is needed to ensure that you know what you need to know and to answer all of your questions.
In a poll on the prices that Home Inspectors charge, my prices were just slightly below the average of what other inspectors with similar qualifications charge. I do my best to provide you with a quality Home Inspection at a fair price.
The fees I charge for my inspection services are based on the size of the home and how complex it is. Also keep in mind that my fees are based on inspecting the primary structure only and do not include detached buildings unless that building is a detached garage (which would not include additional living space). Those items can be inspected for a nominal fee.
I will be happy to provide you with a quote for your home inspection but as a guideline a home of average complexity that is 2000 square feet, the price would be $275. A 3000 square foot home also of average complexity would be $350.
